What flooring costs in the Bay Area
Flooring in the Bay Area costs more than the national average. Here’s what published guides report, and what moves the price on a real project.

Published price ranges
These are installed prices per square foot, material and labor together, as reported by public cost guides. They are not our prices. Sources disagree, so treat them as a rough guide.
| Floor | Installed, per sq ft |
|---|---|
| Solid hardwood | $9 to $15 in San Francisco, up to about $25 for premium wood (Angi) $11 to $25 (Elephant Floors) |
| Engineered hardwood | $7 to $20 |
| Luxury vinyl plank | $4 to $16 |
| Laminate | $4 to $14 |
One Bay Area retailer estimates local prices at 20% to 30% above the national average, with labor alone at $4 to $8 per square foot.
What moves the price
- Material grade. A budget vinyl plank and a rigid-core plank with a thick wear layer are priced very differently.
- Removing the old floor, and testing it first if it might contain asbestos.
- Subfloor repair and leveling. Often the biggest unknown until the old floor is up.
- Stairs, usually priced per step.
- Patterns. Herringbone takes more layout, more cuts and more time.
- Trim and transitions, plus moving furniture and appliances.
- Condo requirements: rated underlayment and HOA paperwork.
How to compare quotes
Ask every contractor to spell out the same things: the exact product and wear layer, removal and disposal, subfloor prep and leveling, trim, and stairs. A low number that leaves out prep often grows later.
How we work
Our estimate is free and includes an on-site visit anywhere in San Francisco or within 20 miles of Palo Alto. It takes about a week, and the final quote follows our discussion of the project. Our minimum project is $5,000.
